The Details

The financial side of your property is just as important as the physical plant.  Budgeting, CAM reconciliations, bidding, cash management, reforecasting and financial reporting are all closely monitored and submitted in a timely manner.  In addition, we don’t just collect rent.  We work closely with tenants to try to keep them in place and paying.  From suggesting marketing strategies to helping them reconcile their accounts, we help tenants so that their business remains strong enough to continue their tenancy. Their business health leads to a healthier bottom line for the property.

Regular on-site property inspections will keep the liability issues down and the preventative maintenance on point.  Prime Site believes that you get what you inspect, not what you expect.  All work is inspected before final payment.

Our use of the Yardi Property Management system gives our Owners the ability to check financials at any time.  Our app gives tenants a quick and easy way to pay rent and report sales and maintenance issues. 

We meet and talk with tenants on a regular basis to engender goodwill, leading to increased renewals and property stability.  At the end of the day, property management is here to keep each parcel attractive, safe and ready to lease so that the property’s value is increased.

We provide Construction Management services for tenant and capital improvement projects so that you do not have to worry about the quality or safety of the work.

The Emergency Room

A property manager is on call for emergencies 24/7.  Hurricane preparedness is part of our standard operating protocols. After 30 years in Florida property management, we know the drill. When an incident occurs, we have procedures in place to mitigate liability and correct issues in a timely and efficient manner.  We work with the insurance company, vendors and affected parties to reduce liability exposure and return the property to a safe state.

Our regular property inspections help us to eliminate issues before they appear.  We take notice of sidewalk and parking lot trip hazards, the height under trimmed tree branches, and other daily causes of liability issues.  We keep the property safe to reduce your legal exposure.
