
Karen E. Matroni has been in the commercial real estate field since 1995. She started her career in central Florida with her family’s companies, a shopping center development company and a leasing and property management organization. During this time, she was one of the youngest people to earn her Certified Shopping Center Manager (CSM) designation from ICSC. When her family sold their portfolio, she went to work for another shopping center owner, Tricon Development, as their head of property management and leasing.
Looking for new challenges, Ms. Matroni relocated to south Florida where she worked for a variety of property owners. She chose to work with the largest property management firm in Palm Beach County, NAI Merin Hunter Codman, where she was Senior Property Manager for a 700,000 square foot portfolio of shopping centers and office buildings. When the opportunity to step into the General Manager position with the Promenade at Coconut Creek presented itself, she welcomed the chance to oversee this luxury lifestyle mixed use project and help it to maintain its place as the premier shopping destination in Coconut Creek, Florida.
Ms. Matroni is a commercial real estate expert who knows the intricacies of the Florida real estate market. She has extensive experience in interacting with property owners, contractors, financial institutions, insurance companies, appraisers and city officials. Her experiences over the years include:
- Personally contesting real estate tax valuations with the VAB
- Obtaining blanket insurance policies
- Redeveloping centers devastated by hurricanes
- Overseeing the refinancing and sale of properties
- Performing property audits
- Settling ADA legal issues
- Testifying in complex CAM reconciliation litigation
Her experience with all aspects of property management and leasing have come from the relationships she has maintained throughout her career. Commercial real estate is a people business. Ms. Matroni’s knowledge base is an aggregate of her experiences with people in every facet of the industry, from janitorial bidding to the sale process.
In her free time, Ms. Matroni served for ten years on ICSC’s Governmental Affairs committee, raising awareness and lobbying for change to a number of laws affecting real property owners in the state of Florida. She has also volunteered her time with various organizations, including the Brevard County Public Library and Space Coast Therapy Dogs. She served as Vice President for Do the Right Thing of Coconut Creek, Inc., an organization dedicated to recognizing youth who get “caught” being good community members. She was on the Coral Springs Coconut Creek Chamber of Commerce Board of Directors where she was awarded the Butterfly Award for community leadership. She was also awarded the ICSC Maxi Award in advertising excellence for “A Community Mural Painting Day” in 2022. She feels that giving back to the community is an integral part of enhancing the businesses and residents of south Florida.
Ms. Matroni is an alumnus of the University of Florida (Go Gators!). She named her company Prime Site Management in honor of Al Matroni, her father, as his companies were named Prime Site Realty and Prime Site Development. His legacy lives on through her.
